If you're doing the prep work yourself or hiring us to do more later, this session gives you clear, actionable direction that helps the home show better and sell faster. What exactly happens during a consultation?
We walk through the property, either in person or virtually, and take a good, honest look at how it’s presenting. You’ll get input on layout, furniture, lighting, colors, curb appeal, and more. We’ll call out what’s working, what’s distracting, and what could help the home show stronger, room by room.
Is a staging consultation just for occupied homes?
No. Consultations work for both occupied and vacant properties. If the homeowner’s living there, we help figure out how to work with what’s already in the space. If it’s empty, we help decide which rooms (if any) are worth staging, and what can stay as-is. Either way, it’s a smart first step.
Do I need to prepare anything ahead of time?
Not much. It’s helpful if the home is tidy, so we can see the layout clearly, and we may ask a few questions about your timeline, buyer profile, or market challenges. But otherwise, just be ready to walk through the space with us. We’ll take notes, offer ideas, and answer questions as we go.
What kind of advice will I get?
You’ll get specific, room-by-room suggestions. That might include which pieces to remove or keep, how to improve lighting, paint color ideas, what kind of art to hang, or where to focus decluttering efforts. It’s not vague or overly “design-y” but it’s practical advice based on what buyers respond to. You’ll also get guidance on what not to waste time or money on.
What if I want help after the consultation?
Many clients do. If you’d like to move forward with partial or full staging after the consult, we’ll already have a head start. Our team can take over as much or as little as you’d like, whether that’s bringing in rental furniture, styling a few key rooms, or just refining what’s already there. The consultation is a low-commitment way to start smart and learn about how we can help your property sell quicker and for a larger amount.
